City Hall just put forward two new ideas aimed right at first-time buyers. Buy a brand new home priced at or below the city's average value, and you'd skip a big chunk of your property tax for a decade.

The city's policy team put it plainly. A lower tax bill for ten years means more of your paycheck goes toward the house itself, which makes that first purchase a lot easier to pull off. It's the kind of math a first-time buyer notices fast.

Right now the average home value sits around four hundred ninety thousand dollars. The hitch is that most new builds already cost more than that, so local homebuilders are pushing to lift the cap so real starter homes can qualify.

There's a second piece too. Buy and live in a newly built condo in one of those mixed-use buildings around town, and you'd land that same ten-year break. Builders who put up four or more units in those buildings get a break on the new homes too.

The mayor's bigger goal is ten thousand new homes in ten years, so regular families can finally get a foot in the door. The Assembly takes it up at its next meeting, and it could pass as early as July.
