Anchorage space running out

Anchorage’s commercial real estate market continues to tighten, with industrial vacancy falling below one percent and limited warehouse options across the city.

Daily Alaska staff · December 17, 2025 · Anchorage

Anchorage’s industrial market is basically tapped out.

Vacancy slipped under one percent, and anyone hunting for warehouse space is running into dead ends. Brokers are juggling waitlists, and businesses needing room to grow are getting boxed in.

Retail’s heating up too, with strong demand pushing new tenants into corridors that used to sit quiet. Office space is still softer, but even that’s tightening as companies lock in spots before rates bump again.

Meanwhile, Block 41 keeps moving downtown, adding weight to a market already running hot. Investors are circling because the city hasn’t seen this kind of momentum in years. It’s one of those moments where the market feels like it’s shifting under your feet.

Anchorage’s commercial scene is waking up fast.
