Anchorage Loosens Housing Rules

Anchorage approved zoning reforms that make it easier to build triplexes and fourplexes in residential areas, cutting lot size requirements and streamlining permits.

Anchorage just quietly made small apartments way easier to build.

Triplexes and fourplexes can now go up on more residential lots across the city, with fewer lot size hurdles and faster permits.

That means homeowners, small builders, and even families can realistically add housing without needing massive parcels or years of approvals.

Not giant apartment blocks, but three or four homes that blend into existing neighborhoods and pencil out financially.

The Assembly’s move is meant to lower per-unit costs and unlock infill housing where roads, schools, and utilities already exist.

It also opens the door for more rentals and owner-occupied units in places that were previously single-home only.

This doesn’t mean every street suddenly changes overnight. But over time, it makes adding housing simpler, cheaper, and a lot less political.
