Anchorage home values just jumped

Anchorage homeowners just got a surprise bill preview.

Property tax assessments jumped across the city, and a lot of people didn’t see it coming. Homes in Midtown, South Anchorage, and the Hillside all showed noticeable increases, even for places that haven’t sold or been renovated.

The spike is tied to a new assessment consulting firm hired by the municipality. Assembly members are now questioning how those values were calculated and whether the changes happened too fast.

For homeowners, this isn’t abstract math. Higher assessed value usually means higher taxes, right as groceries, utilities, and insurance already cost more.

Renters don’t escape this either. When owners pay more, rents tend to follow, especially in tighter neighborhoods.

The assessments affect 2026 tax bills, so this could shape household budgets well before next winter. Homeowners have until February 11th to appeal their assessed value.
