Airbnb rules just changed

Anchorage just dodged a brand new Airbnb tax as we voted down a proposal to add a 5 percent tax on short term rental stays, killing the idea before it could even reach voters. The tax would have landed on Airbnbs and similar rentals and stacked on top of the city’s existing bed tax.

With revenue pitched as help for housing programs. Several assembly members said the city doesn’t yet have clear data on how many short term rentals actually exist or how much money the tax would realistically bring in.

Instead, the Assembly approved a new registration system that will require all short term rentals in Anchorage to register with the city starting next year. The goal is simple: figure out where these rentals are, how many are operating, and how big their impact really is. Supporters say this is a necessary first step before any future taxes or restrictions are considered.

Short term rentals remain a hot issue in places like Girdwood, where many locals say vacation homes are squeezing year round housing. For now, hosts avoid a new tax, but tighter tracking is officially on the way.
